HOA & ARC Compliance Assistance
Your HOA has rules. Navigating them — especially when you want to make changes to your property or respond to a violation — takes time, attention to detail, and persistence. We prepare and submit ARC applications, respond to violation notices, locate governing documents, and communicate with HOA management companies on your behalf. We are not attorneys and we are not Community Association Managers. We are experienced professional advocates who understand the process and get results for individual homeowners.
Home Improvement Project Management
A home improvement project should improve your home — not your stress levels. Contractor relationships require active management: clear scope, documented agreements, consistent follow-through, and someone who holds people accountable. We vet and coordinate licensed contractors, review contracts and change orders before you sign, track project milestones, document completed work, and protect your interests from start to final walkthrough. We do not perform construction work and we are not licensed contractors. We manage the relationship on your behalf.
Home Watch
Whether you travel frequently, own a seasonal property, or are between tenants, your vacant home faces real risks — water leaks, HVAC failures, storm damage, and security issues that go undetected for weeks. We conduct scheduled property inspections (weekly, bi-weekly, or monthly), deliver written reports with photos within 24 hours of each visit, check interior and exterior conditions including HVAC, plumbing, windows, doors, and pool, and coordinate emergency response when urgent issues are found. We are not a licensed home inspection service. Our inspections are visual property checks by trained professionals.
